Centrepoint is situated in a centralized location vis a vis Karachi and its business, residential and industrial districts, quick and easy access within 15 to 20 minutes from the financial hub I.I. Chundrigar Road(Down Town),Clifton, Defence, Korangi Industrial Area, Sharah-e-Faisal, Gulshan-e-lqbal and Airport vicinities. Centrepoint stands just across one of the largest and most modern flyovers of Pakistan, the KPT Interchange in Karachi. Creek Vistas at Creek City, is a unique and prestigious project in Karachi, Pakistan. ACL built 6 towers out of 12 towers (720 apartments). The 17 storey condominium tower has a total cover are of 1,400,400 sq feet,and contract scope included complete civil, electrical, plumbing and HVAC works. These towes are well regarded for it high standard of interior finish.

 

Sub-structure Works

With 840 piles with a depth of 36 to 40m each, on sandy sub-soil conditions, it was a difficult task to accomplish piling on time. ACL completed the piles as per schedule with Reverse Rotary method, gaining valuable experience of piling in D.H.A. Karachi’s complex soil conditions.

Dewatering besides sea was also a risky task, currently many building projects in Karachi are significantly delayed due to dewatering issues. Our team of professionals achieved dry working conditions to facilitate quick foundation works. Successful waterproofing works below foundation and on basement retaining walls were also carried out.

 

Structure Works

To complete building structure in significantly less time, ACL pioneered R.M.D. System Formwork in Pakistan. The innovation worked and structure was completed 4 months ahead of other building contractors on the project. Our labor had a firsthand experience with the system formwork and our site staff was specifically trained to efficiently handle this formwork by R.M.D. experts from Dubai. Our staff became more efficient in handling system formwork with each slab poured; the last few slabs were poured in the most efficient manner as specified by RMD. The system formwork is also a safe alternate to traditional formwork commonly utilized in Pakistan.
 
Due to large volume of works (simultaneous work in six 16-storey tower blocks), effective planning was required at micro level to share resources. Organizational structure was developed keeping in mind the constraints on site.  Steel cutting/bending, concreting and formwork work crews were developed to manage the works as per schedule. Those highly skilled work crews are currently working on other projects of ACL.

 

Architectural Works

As the project was targeted towards high end of the market, the architectural finishes selected were of premium quality. Extreme quality control had to be practiced in carrying out the works. Procurement department did a good job in maintaining a complex supply chain with local/foreign suppliers to make sure optimum inventory was always maintained at site. Paint works, tile works are of such high quality that they are now a benchmark of residential construction in Pakistan. For minor but complex works such as mirror fixing, bathroom vanity fabrication, floor threshold and marble top fixing, suppliers were given complete contracts with fixing so that all accessories were fabricated as per accurate sizes of individual apartments.

Supply of 5400 doors was a complex issue. The local industry did not have resources to provide all of them on time. ACL recommended MDF doors to the client, which was accepted. The MDF doors reduced the door fixing time, also saved a natural resource ‘wood’ making the project more environmentally compatible which is also in line with ACL’s social responsibility. The doors were imported from Turkey and local staff was trained by foreign experts in efficient fixing of doors.

ACL was responsible for detailed design, procurement of approved materials and their installation, commissioning and testing.

The volume of MEP works executed on the project is the largest for any single building project in Pakistan to date.

United Bank limited

The UBL Office building in Islamabad is one of the most prestigious buildings in the Capital City. NPK Fertilizer Plant

ACL was awarded an Engineering, Procurement and Construction Contract on turnkey basis for the NPK Fertilizer Plant in June 2000. The work was completed in November 2000.


ACL scope of work includes the following :
